Much of Wellen Park’s infrastructure is funded and maintained by the West Villages Improvement District, a special public district, rather than the City of North Port directly. Individual neighborhoods often layer their own HOA move-in windows and gate access rules on top of that, so check both before scheduling.
- Distance from established retail and medical care. Downtown Wellen covers a lot, but major grocery stores, home improvement centers, and specialized medical care still often mean a drive to North Port proper, Venice, or Sarasota. On August 12, 2026, the city held a hose uncoupling ceremony to officially open Fire Station 87 in Wellen Park, its seventh station overall, according to WWSB. The $10.2 million station was funded upfront by Wellen Park’s developer, Mattamy Homes, with the city reimbursing the cost over time through impact fees collected on new construction in the area. North Port Fire Chief Scott Titus put it plainly: “Station 87 is a direct response to the growth we’re seeing in Wellen Park.” For anyone moving in with a family, that’s a good sign, emergency infrastructure is keeping pace with the building boom, not lagging behind it.
