Ask ten people for the best neighborhoods in Fort Myers and you will get ten different answers, because the right one depends on what you need. A family moving for a job near the airport wants something different from a retiree who wants to be close to Sanibel, and both want something different from a buyer who has always wanted a 1920s house near the river.
As a Fort Myers moving company based on South Cleveland Avenue, we move people into and out of every area on this list. Below are ten neighborhoods and communities worth a close look, with census figures, what each one is known for, and what moving there is actually like. Use the matcher to narrow it down, then read the sections for the ones that fit.
How We Chose These Fort Myers Neighborhoods
This is not a ranking. Each area made the list because it offers something specific, whether that is history, water, a short commute, or a newer planned community. Population numbers come from the 2020 census. Distances are straight-line miles, so your drive will be a little longer. Several of these communities sit outside the city limits in unincorporated Lee County but share a Fort Myers mailing address, which is how most people think of them.

The Best Neighborhoods in Fort Myers
1. Edison Park
Edison Park is where Fort Myers history is easiest to see. James Newton, a friend of Thomas Edison, developed it during the building boom of the 1920s, and it takes its name from the Edison winter estate next door. It is known as the only residential historic district in the city with homes from every decade since the 1920s. The Edison and Ford Winter Estates sit at 2350 McGregor Boulevard, and downtown is well under a mile away. Moving here means older construction, original floors, and banyan-shaded streets. 2. Dunbar
Dunbar, just east of downtown, is one of the city’s most historically important neighborhoods. The Paul Laurence Dunbar School on High Street opened in 1927 as the first high school for Black students in Lee County, and the building was added to the National Register of Historic Places in 1992. Dunbar High School now stands on Edison Avenue. The neighborhood is about a mile from the River District, which makes it one of the closest options to downtown. See our Dunbar moving services.
3. McGregor
The McGregor community stretches along McGregor Boulevard southwest of the city, with about 42 percent of its area made up of water. It had 7,976 residents in 2020 and a median age of 56.7. Downtown is about six miles northeast, and the same boulevard leads southwest toward Iona and the Sanibel Causeway. Waterfront homes can mean docks, kayaks, and patio furniture on the moving list. Visit our McGregor movers page.
4. Whiskey Creek
Whiskey Creek takes its name from the small tributary that forms part of its western edge along the Caloosahatchee River. It had 4,842 residents in 2020 and sits in the middle of south Fort Myers, bordered by McGregor to the west, Cypress Lake to the south, and Villas and Pine Manor to the east. That central spot keeps most errands and commutes short. Learn about our Whiskey Creek moving services.
5. Cypress Lake
Cypress Lake is one of the larger established communities in south Fort Myers, with 13,727 residents in 2020, up almost 16 percent from 2010. The median age is 60.2, and more than 40 percent of residents are 65 or older, which makes it a natural fit for people who want an established, settled area. If you are downsizing, our senior moving services are built for them. See our Cypress Lake movers.
6. Pine Manor, Villas, and Page Park
These three neighboring communities line the US 41 corridor between downtown and south Fort Myers. Pine Manor, with 4,122 residents, sits between US 41 and Summerlin Road. Villas lies just to the south, and Page Park, one of the smallest communities in the county, sits between Villas and Page Field airport. Page Park in particular has a lot of rental apartments, and shopping along US 41 is minutes away. Our own office is on South Cleveland Avenue in this corridor. See our Pine Manor and Villas moving pages.
7. Iona
Iona is the pick for people who want to live near the water and the islands. It had 16,908 residents in 2020, about 35 percent of its area is water, mostly the Caloosahatchee estuary, and it sits about four miles from the Sanibel Causeway. Downtown is roughly 11 miles away. More than half of residents were 65 or older in 2020. See our Iona movers.
8. Gateway
Gateway is a master-planned community just north of Southwest Florida International Airport, and it has grown fast: from 2,943 residents in 2000 to 10,376 in 2020. If you fly often or work near the airport, the short trip to RSW is hard to beat. Some sections are gated, and HOA rules can set move-in hours, so ask before you book. Read about our Gateway moving services.
9. San Carlos Park and Three Oaks
San Carlos Park, with 18,563 residents in 2020, was the largest community on this list. It runs along US 41 in south Lee County, with Estero to the south and Three Oaks to the east. Florida Gulf Coast University falls within San Carlos Park’s fire district, and at about three miles away it is the closest option on this list to FGCU. See our San Carlos Park and Three Oaks movers.
10. Fort Myers Shores
Fort Myers Shores sits on the south bank of the Caloosahatchee east of the city, with State Road 80 along its southern edge. It had 5,774 residents in 2020 and is about ten miles from downtown. It suits people who want river access and a little more distance from the busiest parts of town. Nearby Olga and Tice are worth a look too. See our Fort Myers Shores movers.

Tips for Moving to a New Fort Myers Neighborhood
- Check the flood zone first. Look up any address on FEMA’s Flood Map Service Center before you sign, since it affects insurance costs.
- Plan around hurricane season. The Atlantic season runs June 1 through November 30. Have a backup move date in mind if you are moving during those months.
- Ask about HOA and gate rules. Master-planned and gated communities often set move-in hours and truck parking rules.
- Book early for the winter season. Seasonal residents arrive in the cooler months, and popular dates fill up.
- Bridge the gap with storage. If your closing or lease dates do not line up, our storage solutions can hold everything in between.
