Southwest Florida is full of managed buildings with strict move-in paperwork, and skipping this step is one of the most common reasons a move gets delayed or turned away at the front desk. Do You Need a Certificate of Insurance for Your Movers?

In most cases, yes — if you’re moving into or out of a condo, co-op, apartment complex, or gated community with an on-site management office, you should assume a Certificate of Insurance (COI) will be required. A COI is a document from your moving company’s insurance provider proving they carry active general liability and commercial auto coverage, and it typically names the building or association as an “additional insured” for the day of your move.

Property managers require this because move day is genuinely hard on a building: dollies roll through marble lobbies, furniture gets angled through narrow doorways, and elevators run heavier and longer than usual. If a wall gets scuffed or an elevator track gets damaged, the building wants the repair bill covered by the mover’s insurance — not the association’s, and not yours.

Most Southwest Florida buildings ask for a minimum of $1 million in general liability coverage, though some luxury high-rises along the Naples and Bonita Springs coastline require $2 million or more, according to condo insurance specialists at Mackoul Risk Solutions. If your moving company can’t produce a COI before move day, the building’s management has the authority to deny access entirely — which means a lost elevator reservation and a move that doesn’t happen on schedule.

How to Make Sure Your COI Is Ready

  • Check your building’s requirements early: Ask your property manager or HOA for their exact COI template, coverage minimums, and how many business days of notice they require — some buildings want it 5–10 business days before move day.
  • Give your mover the building’s contact info: A licensed, insured mover can usually generate a COI directly from their insurance broker within a day or two once they have the building’s requirements and the certificate holder’s name and address.
  • Reserve the elevator and loading dock at the same time: Many buildings won’t confirm an elevator reservation until the COI is on file, so handle both in the same call to avoid a last-minute scramble.
  • Confirm move-in hours and any protective coverings required: Some associations also require floor and wall padding installed by the mover before anything is loaded or unloaded.

If you’re settling into Naples this year, there’s a meaningful piece of the city’s identity coming back to life. The historic Naples Pier — first built in 1888 and heavily damaged when Hurricane Ian tore away roughly 140 feet of the structure in 2022 — is now well underway on its $26.3 million reconstruction, according to the City of Naples. Crews broke ground in January 2026, and this summer marked real visible progress: contractor Shoreline Foundation Inc. installed a construction trestle in mid-June and completed its first concrete pour for the pier’s support pilings on June 26, followed by a second pour on July 9, 2026.

The new pier is being engineered for resilience, with reinforced pilings, a raised elevation of at least three feet, and updated design standards meant to better withstand future storms. Beach access remains open at the Broad Avenue South and 13th Avenue South pedestrian bypasses during the roughly 18-month project, so residents and visitors can still enjoy the shoreline while this Naples landmark is rebuilt for the long haul.
